• Look beyond the paint. A few minor cosmetics repairs such as paint, carpet, baseboards and fixtures can go a long way and are generally inexpensive.
• Understand that even after you purchase your home, it may require some out of the pocket expenses to fix items that were part of the negotiation and is stated in the contract. A seller may have reduced the cost of the home under the agreement that the buyer would make certain repairs.
• Take the time to learn about the economy in the area you are looking to live in. Is the area growing, do they have any new/planned developments? This is critical if you are looking to maintain market value in your investment. If the area is growing and bringing in attractions like the new Golden One Arena in downtown Sacramento, you can bet those homes in the area and surrounding businesses are starting to see a rise in their equity because people want to be where the action is.
