· Find a Relator you can trust and feel comfortable talking to.
· Understand the process and be prepared. It is like running a marathon, it’s not a sprint. Every steps requires time.
· Recognize every market is different.
· Have an inspection completed on your home. If you need a good recommendation we can provide you with one.
· Be sure your home is in the best shape possible by fixing it up and disposing of any waste or “junk”. This is critical to ensure you get top dollar for your property. If home repairs are needed, we can put you in touch with a few contractors. Also you can check with your city or county to see if they offer a free curb side pick-up. City of Sacramento residents can use this service for free two times a year.
· Have a solid understanding of the market price and the price you are asking for.
· Talk through the marketing plan with your realtor. Determine which strategy is best suited for you as there are several different options available. You can choose to have a more private showing of your home by appointment only, a general open house to the public, or a customized virtual video showing highlights of your home. This video can also be displayed on social networks.
· There are factors to consider when multiple bids come in and it’s time to make the decision on which offer you will choose. This last and final step is the hardest as you are preparing to turn your keys over to a complete stranger. If the home is of sentimental value, we have had clients in the past ask to have the finalists write a letter and describe why they should own “this” home. This has been a deciding factor in several cases as our clients wanted to feel they were selecting the right family to take over such a prized possession.
